Built-in the late 18th century and comprising Holly Cottage, Low Hall Cottage, and Pear Tree Cottage, this Grade II listed residence is a timeless part of Killinghall’s architectural landscape. Since its listing in 1975, the property has retained its distinctive Yorkshire sliders and casement windows. Ventrolla was entrusted to restore and modernise the property’s ten windows while upholding its historic character.

 

Project Scope: Challenges and Solutions

The original windows presented several challenges, including decay and rot, which compromised their structural integrity and functionality. Additionally, being located on a busy main road, the Hirst family faced significant noise pollution that affected their comfort at home. To address these issues, Ventrolla employed our best soundproofing system alongside the new window installations, significantly reducing external noise while ensuring the windows retained their charming period appearance.

 

Bespoke Craftsmanship

Ventrolla’s team meticulously planned and executed a complete overhaul of the Hirst family’s windows. Four two-sash casement frames were replaced and fitted with double-glazed, six-pane sash windows, enhancing energy efficiency while preserving the traditional aesthetic. Polished brass handles complemented the ironmongery throughout the property, blending seamlessly with the heritage finishes.

Our craftsmen went above and beyond, tailoring each new frame to replicate the cottage’s unique proportions. Alongside the two-sash replacements, we created bespoke three-sash, two-sash, and single-sash casement frames, ensuring a perfect fit for each opening. Yorkshire sliders, adorned with authentic astragal bars dividing each sash into six panes, were also meticulously crafted to honour the property’s character.

To add a personalised touch, the Hirst family selected special features, including a coastal curly tail handle, discreet restrictors, and subtle white spacers, adding functionality without compromising on style. With the inclusion of a deeper bottom rail, our traditional joiners ensured that each detail aligned with the property’s heritage appeal, even as we introduced modern comforts.

New Sashes

The addition of double-glazed six-pane sashes, with one sash fitted on each side to elevate insulation and comfort. The double glazing discreetly enhances the windows’ thermal performance while maintaining the property’s heritage style.

Hardware

To complete the look, polished brass sash handles have been installed on four of the cottage’s windows. These handles provide both functionality and a timeless finish that harmonises with the traditional ironmongery throughout the property.

The technical drawing illustrate the careful restoration and enhancement work carried out on the flush casement window. Ventrolla used durable Sapele wood and Krypton-filled glass for optimal insulation and longevity.

 

System Configuration

This large casement window, designed to be either top or side-hung, reflects a traditional aesthetic while incorporating modern upgrades to maximise both energy efficiency and ease of use.

Frame Repairs

The top drawing details the complete replacement of the three-sash casement frame. This new frame, crafted from robust Sapele, is designed to integrate seamlessly with the property’s original look while providing greater durability.

 

Special Features

Several additional details have been incorporated to complete the restoration:

  • Coastal Curly Tail Window Handle (CO8477-XX-TMB): This unique handle adds a personalised, period-appropriate touch to the design.
  • Restrictors for added safety and controlled window opening.
  • White Spacers for a clean, consistent look that complements the overall aesthetic.
  • Astragal Bars divide each sash into six panes, offering a traditional look that aligns with the property’s historical appeal.
