You don’t have to replace windows to comply with Part L

Confusion surrounding The Building Regulations, Document Part L, in relation to windows, can result in unnecessary replacement, at a cost to the client, the character of the building and the environment.

Complying with Part L

If you can repair the window, it does not have to comply with Part L - unless the refurbishment involves a ‘change of use’ i.e. it’s converted into dwellings. However, even in these circumstances, compliance with Part L may not be compulsory.

Repair V’s Replacement

Due to Ventrolla’s unique services and patented solutions, sash and other wooden windows can in most cases, be repaired, meaning windows don’t need to be replaced. As a result, the character of the building can be retained whilst improving its energy performance.

Listed Buildings and Properties in Conservation Areas

If the building is either listed or falls within a conservation area, exemptions apply. However the window does still have to show an improvement in energy efficiency, providing the changes do not alter the character or appearance of the building. This means that Ventrolla’s Perimeter Sealing System (VPSS), which achieves up to 80% of the energy performance of a double glazed window, is the ideal solution.

Change of Use

If the refurbishment project involves changing the use of the building and you want to retain the character and aesthetics of the building, you can argue the windows are of historic value, which under the regulations, can provide exemption. To achieve this, it is advised that you seek advice from the local Conservation Officer.
