Building Regulations - Part L1b & L2B

Sash windows by Ventrolla in Listed Building project, ImageYou don’t have to replace windows to comply with Part L of the Building Regulations. Confusion relating to Part L and windows can result in unnecessary replacement, at a cost to you, the character of the building and the environment.

Complying with Part L

If you can repair the window, it does not have to comply with Part L - unless the building refurbishment involves a ‘change of use’ E.g. the property is being converted from retail space into dwellings. However, even in these circumstances, compliance with Part L may not be compulsory.

Listed Buildings and Properties in Conservation Areas

If the building is either listed or falls within a conservation area, exemptions apply. However the window does still have to show an improvement in energy efficiency, providing the changes do not alter the character or appearance of the building. This means that Ventrolla’s Perimeter Sealing System (VPSS) is the ideal solution.

Repair vs. Replacement

Thanks to our unique services, sash windows, casement windows and other timber windows can, in most cases, be repaired, meaning windows don’t need to be replaced. As a result, the character of the building can be retained whilst improving its energy performance.

Change of Use

If the refurbishment project involves changing the use of the building and you want to retain the character and aesthetics of the building, you can argue the windows are of historic value, which under the regulations, can provide exemption. To achieve this, it is advised that you seek advice from your local Conservation Officer.

Note: If the property is within a conservation area or is listed, the work is exempt from the building regulations. However, if the building is undergoing a change of use, please refer to the flow chart.
