Home Information Packs (HIPs)
Double glazing is only worth a maximum of four points
As of 1st August 2007, Home Information Packs (HIPs) was launched in the UK. Although initially only applicable to homes with four bedrooms or more, it will eventually be extended to include all houses.
Energy Performance Certificates (EPCs)
Energy Performance Certificates are included within the packs to provide a simple means to compare properties based upon their energy efficiency using an A to G rating similar to white goods.
The rating is calculated from a computer program that makes assumptions on the property based on the year it was constructed concluding with an energy rating and a list of recommendations to improve its energy efficiency.
Improvement recommendations
Recommendations are categorised into 'Low Cost', 'Higher Cost' or 'Further Measures', based upon their capital cost, environmental benefit and payback period.
Due to the high cost and 100 year payback period, U-PVC double glazing is categorised in ‘Further Measures’. This is reflected in the minimal points gained for double glazing (2-4), which as the diagram illustrates, is unlikely to improve the property’s energy rating.
Window renovation and energy efficiency
Modern upgrading techniques such as the 'Ventrolla Perimeter Sealing System' (VPSS) significantly improve the window’s energy efficiency without the need to double glaze or replace.
In fact, VPSS installed into an existing window improved the Window Energy Rating by 30%.
Furthermore, as the system does not alter the appearance of the building, it adds value to the property by retaining its original features and character.
